Dans cet environnement, l\u2019immobilier de rendement pr\u00e9sente des avantages consid\u00e9rables: rendements sup\u00e9rieurs \u00e0 ceux du march\u00e9 obligataire, revenus stables, risques mod\u00e9r\u00e9s et couverture contre l\u2019inflation.<\/p>\n<p>Dans le portefeuille des institutionnels suisses, qui investissent sur le long terme et qui ont longuement r\u00e9fl\u00e9chi \u00e0 leur allocation d\u2019actifs, l\u2019immobilier repr\u00e9sente entre 13 % et 19 % des actifs. La volatilit\u00e9 des prix inf\u00e9rieure et la corr\u00e9lation faible de l\u2019immobilier avec les march\u00e9s d\u2019actions concourent de mani\u00e8re d\u00e9cisive \u00e0 la diversification d\u2019un portefeuille. Cette proportion reste indicative et s\u2019adapte pour des clients priv\u00e9s \u00e0 leur profil d\u2019investisseur et \u00e0 leur fortune.<\/p>\n<p><strong>L\u2019attrait de la pierre<\/strong><\/p>\n<p>Il est possible d\u2019acc\u00e9der au segment immobilier de deux mani\u00e8res bien distinctes: soit en direct avec l\u2019achat d\u2019un bien destin\u00e9 \u00e0 la location, soit de mani\u00e8re collective via des fonds de placement ou des soci\u00e9t\u00e9s de crowdfunding. Le choix entre les deux modes de d\u00e9tention d\u00e9pend de la situation et des attentes de chacun.<\/p>\n<p><strong>Immobilier direct<\/strong><\/p>\n<p>Pour bon nombre d\u2019investisseurs, un placement dans \u00ab la pierre \u00bb se mat\u00e9rialise par l\u2019achat en direct d\u2019un ou de plusieurs biens destin\u00e9s \u00e0 la location. En tant que propri\u00e9taire, vous d\u00e9tenez les droits r\u00e9els de l\u2019immeuble et \u00eates donc le seul b\u00e9n\u00e9ficiaire d\u2019une potentielle plus-value en cas de vente. De plus, en limitant les frais des interm\u00e9diaires et gr\u00e2ce \u00e0 des conditions de financement favorables, l\u2019investissement direct est g\u00e9n\u00e9ralement plus rentable. Au travers des locations encaiss\u00e9es, les fonds propres investis d\u00e9gagent des rendements annuels attractifs. Pour autant, un investissement dans l\u2019immobilier en direct requiert certains moyens financiers et limite ainsi son acc\u00e8s \u00e0 une cat\u00e9gorie d\u2019investisseurs.<\/p>\n<p>La premi\u00e8re contrainte est li\u00e9e au ticket d\u2019entr\u00e9e. Investir de mani\u00e8re directe n\u00e9cessite de mobiliser certains fonds propres, en principe au minimum 25 % du prix d\u2019acquisition, voire plus suivant le type d\u2019immeuble et l\u2019\u00e9valuation faite par le cr\u00e9ancier hypoth\u00e9caire. A cela, il faut ajouter les frais d\u2019acquisition, tels que les droits de mutation et les honoraires de notaire. Il faut donc disposer des moyens pour un tel investissement, que ce soit en \u00e9pargne disponible ou en capacit\u00e9 d\u2019emprunt. M\u00eame dans ce cas, il sera difficile d\u2019acqu\u00e9rir un parc immobilier offrant une diversification optimale. L\u2019autre limite est li\u00e9e aux risques de l\u2019immobilier d\u2019investissement. Des impay\u00e9s sur loyers, une vacance prolong\u00e9e de surfaces, des besoins impr\u00e9vus d\u2019entretien et une hausse des taux hypoth\u00e9caires peuvent venir rapidement entamer le rendement, voire contraindre le propri\u00e9taire \u00e0 devoir injecter des liquidit\u00e9s pour couvrir ses charges. Pour optimiser la gestion de leurs biens, les propri\u00e9taires peuvent mandater une g\u00e9rance.<\/p>\n<p><strong>Immobilier indirect<\/strong><\/p>\n<p>Compar\u00e9s \u00e0 la propri\u00e9t\u00e9 fonci\u00e8re, les fonds de placement offrent certains atouts. Ils sont plus liquides et peuvent, par cons\u00e9quent, \u00eatre achet\u00e9s ou vendus sans d\u00e9lai au cours boursier du jour.
