Or, les besoins des uns et des autres \u00e9voluent avec le temps. Ces deux \u00e9l\u00e9ments ne plaident- ils pas en faveur d\u2019une solution particuli\u00e8re, l\u2019\u00e9change immobilier ?<\/h2><div class=\"special-heading-border\"><div class=\"special-heading-inner-border\"><\/div><\/div><\/div><br \/>\n<section  class='av_textblock_section av-l8ubrok2-f15dd87f70f09c688df109983ffa5599 '   itemscope=\"itemscope\" itemtype=\"https:\/\/schema.org\/CreativeWork\" ><div class='avia_textblock'  itemprop=\"text\" ><p>Le march\u00e9 immobilier conna\u00eet un essor absolument exceptionnel depuis de longues ann\u00e9es maintenant. Toutes les pr\u00e9dictions de mauvais augures se sont av\u00e9r\u00e9es fausses\u2026 \u00e0 tout le moins jusqu\u2019\u00e0 pr\u00e9sent. Au contraire, la pand\u00e9mie a comme donn\u00e9 un nouveau coup de fouet \u00e0 un march\u00e9 qui n\u2019en avait pas vraiment besoin, \u00e9videmment \u00e0 des \u00e9chelons diff\u00e9rents selon les r\u00e9gions, en Suisse.<\/p>\n<p><strong>L\u2019\u00e9volution des besoins<\/strong><\/p>\n<p>Si un habitant suisse en a l\u2019envie et les moyens, et qu\u2019il d\u00e9cide de passer de la cat\u00e9gorie des locataires \u00e0 celle des propri\u00e9taires, il voudra peut-\u00eatre, dans un premier temps, acqu\u00e9rir un petit appartement dans une propri\u00e9t\u00e9 par \u00e9tages (PPE), en ville. Dans un deuxi\u00e8me temps, pour r\u00e9pondre aux souhaits d\u2019un couple, potentiellement avec un ou des enfants, l\u2019int\u00e9r\u00eat se portera plus vers un appartement avec terrasse et jardin ou m\u00eame vers une maison en dehors de la ville. Dans un troisi\u00e8me temps, l\u2019\u00e2ge de la retraite sonnant, les travaux d\u2019entretien du jardin devenant de plus en plus une corv\u00e9e, le couple souhaitera peut-\u00eatre se rapprocher de la ville et de ses services et prestations; il acquerra par exemple un appartement en attique, s\u2019il peut se le permettre.<\/p>\n<p><strong>Comment se passe un \u00e9change immobilier ?<\/strong><\/p>\n<p>Dans une telle situation, il serait attrayant pour notre couple \u00e2g\u00e9 d\u00e9sireux de c\u00e9der sa maison de campagne pour s\u2019installer en ville, d\u2019une part, et pour une jeune famille souhaitant faire le chemin inverse et b\u00e9n\u00e9ficier de plus d\u2019espace, d\u2019autre part, de proc\u00e9der \u00e0 un \u00e9change immobilier.<\/p>\n<p><strong>Premier point<\/strong> : Prions pour que ces deux biens immobiliers devant faire l\u2019objet de l\u2019\u00e9change soient situ\u00e9s dans le m\u00eame canton\u2026 faute de quoi la probabilit\u00e9 de pouvoir r\u00e9aliser \u00abfacilement\u00bb l\u2019\u00e9change tombe \u00e0 l\u2019eau.<\/p>\n<p><strong>Deuxi\u00e8me point<\/strong> : La particularit\u00e9 d\u2019un tel \u00e9change r\u00e9side dans le fait qu\u2019il n\u00e9cessite que les parties se mettent d\u2019accord non pas sur un, mais sur deux prix de vente. Dans le contrat d\u2019\u00e9change, un couple est \u00e0 la fois vendeur et acheteur, et l\u2019autre acheteur et vendeur. Avantage : seule la diff\u00e9rence entre les deux prix de vente devra r\u00e9ellement \u00eatre acquitt\u00e9e, le reste faisant l\u2019objet d\u2019une compensation.<\/p>\n<p><strong>Troisi\u00e8me point<\/strong> : Dans le canton de Berne, par exemple, l\u2019imp\u00f4t de mutation (au taux de 1,8 %) est d\u00fb par chaque partie acqu\u00e9resse sur l\u2019int\u00e9gralit\u00e9 de son prix d\u2019achat, sauf si le logement acquis par \u00e9change constitue le logement principal durant deux ans au minimum, auquel cas l\u2019imp\u00f4t n\u2019est d\u00fb que sur la partie du prix sup\u00e9rieure \u00e0 800 000 francs. Chaque partie venderesse devra en outre s\u2019acquitter d\u2019un imp\u00f4t sur le gain immobilier, si elle r\u00e9alise un b\u00e9n\u00e9fice dans le cadre de la transaction. Toutefois, si les conditions sont remplies, le paiement de l\u2019imp\u00f4t pourra \u00eatre diff\u00e9r\u00e9.<\/p>\n<p>Si \u00e7a \u00abmatche\u00bb entre nos deux couples, l\u2019\u00e9change immobilier est donc possible, mais il faut que le hasard fasse vraiment tr\u00e8s bien les choses !<\/p>\n<\/div><\/section><\/p><\/div>\n<style type=\"text\/css\" data-created_by=\"avia_inline_auto\"
